Why people call us for residential demolition in Osceola County

You just need the house demolished. That's the whole job.

No new house required. We pull the demolition permit, demolish the house, haul it off and grade the lot.

A code violation, an unsafe notice or a condemned house

If the city or county has ordered the structure removed, there is a deadline. When owners don't act, many local governments can demolish it themselves and charge the cost to the property, often as a lien. Hiring a licensed contractor first keeps you in control of the price and the schedule. Bring us the notice and we'll work to its deadline.

Fire or storm damage

What's left after a fire or a storm, made safe, permitted and cleared.

You're selling the land, not the house

Some buyers want a clean lot, not a teardown. We clear it so they see the land.

Osceola County specifics

What matters for this in Osceola County

Demolitions in Osceola need Toho or the city utility to cap service, plus the asbestos notice, before the permit issues.

Osceola's water and sewer mostly come from Toho Water Authority, and whether Toho can serve a lot (and what it charges to connect) is one of the first answers we get in writing. Osceola also carries some of the highest impact fees in our eight counties, which belongs in the budget before you buy.

Demolition permit guides

Inside a city? Each one runs its own permit.

If the house is inside city limits, the city building department issues the demolition permit, not Osceola County. Pick the city for its steps, documents and historic rules, verified 2026-10-12 from official sources.

Outside city limits

Unincorporated Osceola County

In unincorporated Osceola County, residential demolition permits are issued by the Osceola County Building and Permitting Office (application: Demolition record type (demolition of building structures, pools, sheds/gazebos, carports and commercial signs)).

The process

Demolition permit steps in Unincorporated Osceola County

  1. Step 1

Confirm the parcel is unincorporated (a Kissimmee or St. Cloud mailing address may be city or county).

  2. Step 2

Find the parcel ID through the Osceola Property Appraiser search.

  3. Step 3

Apply in Permit Center under the Demolition record type, or file on paper in person if acting as owner-builder.

  4. Step 4

If the project is valued at $5,000 or more, notarize and record a Notice of Commencement at the County Courthouse after permit review and before the job site inspection, submit the recorded copy, and post it on site.

  5. Step 5

Print the permit card from Permit Center and post it at the job site.

  6. Step 6

Schedule inspections online; minor no-occupancy permits close with a Certificate of Completion emailed to the contractor and contacts.

Utilities, asbestos, septic and trees in Unincorporated Osceola County

Utilities
  • Toho Water Authority (water and sewer): Residential customers stop service with Toho's online Stop Service form (service address and forwarding address required; confirmation email at least one business day before the stop date). Toho's construction standards require demolition sheets showing abandoned or demolished piping and structures, with lengths and methods, in record drawings for development projects. No Toho page describing meter removal for a single-home demolition was found. In St. Cloud, the city sign-off sheet lists Toho at MeterFees@tohowater.com. [11]
Asbestos

Florida Department of Environmental Protection, Central District (no delegated local program): No local asbestos program covers this county; FDEP Central District (main line 407-897-4100) receives the Notice of Renovation or Demolition (DEP Form 62-257.900(1), Notice of Demolition or Asbestos Renovation) at least 10 working days before the project start date for projects removing asbestos above the NESHAP thresholds. FDEP lists a $200 flat fee for hard copy or Pay Later notices and a $100 fee when paid through the DEP Business Portal Pay Now feature (effective March 23, 2025). FDEP says buildings meeting the residential exemption criteria in the Asbestos NESHAP are excluded from the work practice requirements; check 40 CFR Part 61 Subpart M for whether a given house qualifies. Osceola County's Asbestos Disclosure Statement explains the F.S. 469.002 owner exemption: an owner may move, remove or dispose of asbestos on a residence the owner occupies that is not for sale or lease, must personally appear and sign the permit application, and a sale or lease within 1 year is presumed a violation. [12]

Septic and well

Florida Department of Health in Osceola County, Environmental Public Health: Septic permitting in Osceola is still handled by the county health department, not FDEP (FDEP county list). The Osceola fee, form and checklist for a septic abandonment tied to a demolition were not found on an official page read for this research. [13]

Trees

The county permit guidance lists tree removal among activities that can need a permit; the county also has a Land Clearing and Grading Permit Single Family Residential application. Land Development Code Chapter 4 covers trees and landscaping†. [14]

  • Whether Osceola County has a historic preservation ordinance or any demolition review for unincorporated properties (none found).
