Why people call us for residential demolition in Lake County

You just need the house demolished. That's the whole job.

No new house required. We pull the demolition permit, demolish the house, haul it off and grade the lot.

A code violation, an unsafe notice or a condemned house

If the city or county has ordered the structure removed, there is a deadline. When owners don't act, many local governments can demolish it themselves and charge the cost to the property, often as a lien. Hiring a licensed contractor first keeps you in control of the price and the schedule. Bring us the notice and we'll work to its deadline.

Fire or storm damage

What's left after a fire or a storm, made safe, permitted and cleared.

You're selling the land, not the house

Some buyers want a clean lot, not a teardown. We clear it so they see the land.

Lake County specifics

What matters for this in Lake County

On unsewered Lake County lots, the septic tank is abandoned as part of the demolition, and the well is either kept or properly plugged.

Lake County sits on karst: limestone under sandy soil, with sinkhole history in places, which matters for foundations and stormwater. The Green Swamp Area of Critical State Concern covers the south of the county, and the Wekiva area reaches into the east. Outside the cities most lots depend on well and septic, so soils decide what can be built.

What we could not confirm in published sources

Ask the building department about these before you plan around them.

  • Whether the county requires utility release letters, a pre-demolition inspection, or a site plan for residential demolition is unverified.
  • Physical address conflicts: Building Services pages say 320 W. Main St.; the Notice of Commencement and Master File forms say 315 W. Main St., Tavares.
  • No county historic preservation board or demolition review for historic structures was found. The comprehensive plan calls for LDRs to protect historically significant structures, but no demolition procedure was located.
  • Review time for a residential demolition permit is not published.
  • Which water management district (St. Johns River or Southwest Florida) handles well abandonment for a given parcel was not confirmed; DOH-Lake lists well permits.

  5. Permit issued

Pulled under our Florida contractor license.

  6. Down, out and graded

Tear-down, haul-off, rough grade and silt fence.
