Why people call us for residential demolition in Flagler County

You just need the house demolished. That's the whole job.

No new house required. We pull the demolition permit, demolish the house, haul it off and grade the lot.

A code violation, an unsafe notice or a condemned house

If the city or county has ordered the structure removed, there is a deadline. When owners don't act, many local governments can demolish it themselves and charge the cost to the property, often as a lien. Hiring a licensed contractor first keeps you in control of the price and the schedule. Bring us the notice and we'll work to its deadline.

Fire or storm damage

What's left after a fire or a storm, made safe, permitted and cleared.

You're selling the land, not the house

Some buyers want a clean lot, not a teardown. We clear it so they see the land.

Flagler County specifics

What matters for this in Flagler County

Flagler Beach and the A1A corridor are coastal: a demolition seaward of the state's coastal construction control line needs state review as well as the county permit.

Most of Flagler's vacant lots are the 1970s ITT/Levitt plats in Palm Coast: small lots, many with wetlands, some unbuildable without mitigation. Palm Coast is its own city with its own Community Development department, so the county is the wrong office for most of those lots.

  • Email: CENTRALPERMITTING@FLAGLERCOUNTY.GOV.
  • Coastal lots: the Coastal Construction Control Line (CCCL) is FDEP's jurisdictional line under s. 161.053, F.S. FDEP's Homeowner's Guide says construction and other activities seaward of the CCCL require a CCCL permit from FDEP unless exempt by rule or law. The guide does not name demolition specifically, so check with the FDEP CCCL program before demolishing a structure seaward of the line.
