Demolition and site work in Orange County

We work the unincorporated county and the cities inside it: Orlando, Winter Park, Maitland, Apopka, Ocoee, Winter Garden.

What we take down

House teardowns and everything else on the lot. Clean concrete and block get separated from the mixed debris, which holds the disposal cost down, and the lot is backfilled and graded before we leave.

  • Full house teardown, slab or crawlspace
  • Garages, sheds and outbuildings
  • Mobile and manufactured homes
  • Driveways, slabs and foundations
  • Pools, demo or engineered fill
  • Lot clearing, tree felling and haul-off

Demolition permits in Orange County

Permitting is where residential demolition actually stalls, and every city inside the county runs its own building department with its own forms and its own clock. Here is where each one submits. We pull these ourselves on jobs where we are the contractor of record.

Historic review in Orange County

A structure inside a historic district or overlay cannot be permitted for demolition on the building permit alone. It goes to a review board first, and that board meets on its own calendar. This is the most common reason a teardown slips a month.

  • City of Orlando. Reviewed by the Historic Preservation Board (final approval by City Council). Demolition of a landmark or a structure in an HP overlay district needs a Major Review Certificate of Appropriateness before the demolition permit: mandatory pre-application meeting, public hearing with adjoining-owner notice, $250 fee, about 6 to 8 weeks.…
  • City of Winter Park. Reviewed by the Historic Preservation Board (Planning & Zoning, Historic Preservation Division). City has historic districts and the Winter Park Register of Historic Places; staff issues Certificates of Review for additions and alterations. Ordinance 3288-23 (search result) says demolition of Florida Master Site File structures must also comply with Sec.…
  • City of Winter Garden. Reviewed by the Architectural Review and Historic Preservation Board (ARHPB). Historic Downtown District overlay: no structure may be demolished until ARHPB approves a Certificate of Approval for demolition (Ord. 10-05). Contributing structures can get up to a 90-day wait; the board can defer the effective date up to 6 months for…

What is required on nearly every job

  • Notice of commencement, recorded, not just signed
  • Owner authorization to permit, notarized
  • Survey or site plan marking the structure
  • Asbestos survey and the FDEP notice, at least 10 working days before demolition
  • Utility disconnect letters for electric, gas and water or sewer
  • Septic abandonment through the Health Department where the lot is on septic

Permitting, asbestos abatement, septic and well abandonment and tree mitigation are quoted separately or handled by others. That is printed on every proposal rather than turning up later as a change order.

Send the address and a few photos and you will get a written scope back with the price and the exclusions on it. If the date is the problem, say so up front. That is usually the part we can fix.
